Registering as a buyer
Attending to a buyers needs by finding them a property is just as important to us as helping the vendor by selling their property. At Next Move Estates we maintain a comprehensive database of potential buyers details, catering for the requirements of property price, type, area, etc.
You can register with us via your local branch, over the telephone or on-line. This will create an instant search file to match suitable property to your specific criteria saving time and energy when looking for that perfect home.
Access to Home Information Packs (HIPS)
Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.
HIPs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling. As a buyer you will be provided with access to the HIPS relating to any property that you are interested in making an offer on.
Making an offer
We will forward all offers made by you to the seller both verbally and in writing and report back to you immediately with their decision.
Memorandum of Sale
Once your offer has been agreed we will produce a Memorandum of Sale and send this to all parties and Solicitors involved to get the sale moving as quickly as possible.
We have sales chasing personnel who are dedicated to pushing the sale through as quickly as possible. We keep in constant contact with both Solicitors and update you regularly to ensure queries and information is processed without delay.
Exchange of Contracts
Once the legal teams are satisfied with the contract, enquiries and searches, your mortgage survey has been completed and your Solicitor receives your Mortgage Offer Exchange of Contracts will take place. This will legally bind both you and the seller into the sale and a date for Completion will be set.
This is the day the property sale completes and you receive the keys to your new home.
