The Valuation

Free market valuation
We will visit your home initially to assess its true market value based on comparable evidence and market conditions determining a realistic selling price. We will confirm our proposed market valuation figure verbally and in writing to you.

Explanation of sales contract
We will explain our sales contract, making you aware of the fee we will charge for selling your property and of our obligations to you, giving you the time to consider our proposition.

Preparation for marketing your property

Obtaining property details
Once you have instructed us to proceed with the marketing of your property, we will make a detailed assessment of your property so that we can present your home in the best possible way. This will include taking photographs, room dimensions, floor plans and recording any special features.

Producing a Home Information Pack
Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process - such as a sale statement, local searches and evidence of title - which could save you money, time and stress. The Pack also includes an Energy Performance Certificate that contains advice on how to cut CO2 emissions and fuel bills.
HIPs provide key information needed by buyers and sellers at the very start of the home-buying process, making transactions more efficient and less likely to fall through between offer and exchange. HIP documents give consumers a clear, up front picture of what they are buying and selling. We can assist you in arranging a HIP by instructing one of our many registered HIP Providers, whom we have negotiated discounts with for our clients. Provided that the pack has been requested in writing (and is accompanied by the appropriate payment or an undertaking to make the payment) and it is expected to become available within 28 days - we can start to market your property immediately.

Preparing your property for viewing
Make the most of your property to ensure potential buyers see your home in the best possible light.

Create good road-side appeal - clean windows, freshen up external paintwork, clear paths and mow any grass.

De-clutter - make the most of your space by packing away unnecessary items and pieces of furniture.

Create a comfortable ambience - make sure your home is clean and tidy and if viewing at night use lamps and soft lighting.

Once on the market

Marketing
We will promote your property with maximum advertising exposure, by advertising it on our own company website and various property portal websites. We will erect a prominent For Sale Board and display details in our property showroom.

Viewings
We operate a 6-day working week with an out of hours evening telephone service and can arrange for viewings to be made at your convenience. We will report back to you with feedback after every viewing. We will also provide you with weekly updates on the marketing of your home.

Offers
We will negotiate the best possible price for you and notify you verbally and then in writing when offers are made. We will assess a buyers suitability to purchase your property in order to reduce problems occurring later in the selling cycle.

Instructing a Solicitor
You will need to think about who will deal with the sale of your property so that all the necessary documentation can be prepared. We can recommend Solicitors that have in-depth experience in conveyancing matters and whom we have negotiated discounts with for our clients.

Once a sale is secured

Memorandum of Sale
Once you have agreed to accept an offer on your property we will produce a Memorandum of Sale and send this to all parties and Solicitors involved to get the sale moving as quickly as possible.

Sales Chasing
We have sales chasing personnel who are dedicated to pushing the sale of your home through as quickly as possible. We keep in constant contact with both Solicitors and update you regularly to ensure queries and information is processed without delay.

Exchange of Contracts
Once the solicitors are satisfied with the contract, necessary enquiries and your buyers Solicitor receives their Mortgage Offer you will be ready to exchange contracts which legally binds both you and your buyer into the sale. A date for Completion will also be set.

Completion
This is the day the property sale completes, you receive all monies and your buyer receives the keys to their new home.
